TERMS AND CONDITIONS
All rentals are subject to the following terms and conditions: -

RESERVATION DEPOSIT AND PAYMENT OF BALANCE

A reservation deposit of 20% of the booking rate is required when dates are booked. The full balance is payable no later than 3 calendar months prior to the date of rental arrival. In addition a refundable security deposit will be required by our local management company within 48 hours of arrival. On verification that all is in order on departure this deposit will be returned within 30 days.

CANCELLATION CHARGES

We must be notified in writing as soon as possible in the event of cancellation. Should you cancel your booking the following cancellation charges will apply:

Cancellation more than 60 days before vacation = Loss of deposit
Cancellation 30 to 60 days before vacation = 50% of vacation cost
Cancellation less than 30 days before vacation = 100% of vacation cost

AMENDMENTS

In the event that you need to change your holiday dates, we will do our best to make the requested change. However, if this is not possible the above cancellation charges will apply. We reserve the right to amend or cancel the booking owing to circumstances beyond our control. In this unlikely event we would notify you immediately with the offer of a different property of a similar of better standard in the same or similar location. If this is not acceptable, all payments to us will be refunded.

LIABILITY

During your stay, neither our representatives, our agents, nor we accept any liability whatsoever for death, personal injury, loss or damage to persons or personal effects, however caused. As with any
development, there may be some ongoing construction, or alternations of existing homes, please note that we cannot be held responsible for any noise or nuisance as a result.

COMPLAINTS

In the unlikely event that there are any problems with the accommodation, our local management company, details of which are on display at the villa, will deal with these.

FORCE MAJEURE

Neither we nor our agents can accept any responsibility for or be liable in respect of loss, damage or changes caused by matters over which we have no control, for example, war, hostilities, strikes or other industrial disputes, natural disasters, fire, acts of God, terrorist activities, transport delays or cancellations, epidemics, weather conditions, government action, etc.

INSURANCE

It is advisable that cancellation insurance is contained within your travel insurance.

SAFETY AND SECURITY

Florida State law requires that you do not exceed the maximum occupancy stated for each property. Fire regulations permit up to 10 occupants in our 4 bedroom home and 12 occupants in our 5 bedroom home. The pool is used at guests' own risk. Children must be supervised at all times when in the pool and pool area.
